The Complete Due Diligence Checklist Before Buying Land in Lagos

Land remains one of the most rewarding — and most abused — asset classes in Lagos. The difference between a sound investment and a painful lesson is almost always due diligence. Here is the checklist our consultants run through on every transaction.
1. Confirm the title
Request the root of title and verify it at the Lagos State Lands Registry, Alausa. A Certificate of Occupancy, Governor's Consent or registered Deed of Assignment are the acceptable documents; a "family receipt" alone is not.
2. Conduct a physical survey
Engage a registered surveyor to chart the survey plan against the Lagos State master plan. This confirms the land is not under government acquisition, in a committed area, or subject to a right of way.
3. Verify the seller
Meet the actual owner or their properly appointed attorney. Insist on identification, and where a family is selling, obtain a family resolution signed by the principal members.
4. Inspect and ask the neighbours
Visit the land at least twice, including once during the rainy season if timing allows. Talk to neighbours — they usually know whether the land has been sold before.
