Lagos' prime residential market closed last year with capital values in Ikoyi and Banana Island up between 12% and 18% in naira terms, driven by scarce waterfront supply and continued diaspora demand. Victoria Island, by contrast, saw flat pricing for older stock but strong absorption of newly delivered serviced apartments.

Districts to watch

Lekki Phase 1 continues to benefit from infrastructure upgrades and a maturing lifestyle scene, while the Chevron–Orchid corridor is emerging as the value play for buyers priced out of Phase 1. In Abuja, Maitama and Guzape are attracting a new wave of high-net-worth buyers seeking security and elevation.

Asset classes

Serviced apartments remain the strongest rental performers, delivering gross yields of 8–11% for well-managed buildings. Off-plan purchases in credible developments continue to offer 20–35% uplift between launch and completion, provided buyers conduct proper due diligence on the developer.

Focus on scarcity — waterfront, corner plots, low-density estates — and on assets that can be professionally managed. Liquidity follows quality.
